Ottawa County's real estate market is shaped by one thing above all else: Lake Erie. The lakefront and island communities command premium prices and attract a national buyer pool, while inland areas like Oak Harbor offer solid family-home values for buyers looking to put down roots in a quieter setting. After a few years of white-hot conditions, the market has cooled into a more balanced, seasonal rhythm. Here is how the numbers look right now:

Prices reflect general ranges and vary significantly by property condition, lake access, lot size, and island location. Island properties on Put-in-Bay and Kelleys Island include seasonal cottages, vacation rentals, and year-round homes.
The bottom line: Ottawa County has shifted from the red-hot seller's market of a few years ago into a more balanced, seasonal market. Redfin's most recent county readings, from February and March 2026, illustrate just how lumpy these numbers can be. February showed a median sale price near $205,000, down roughly 7 percent year over year, with 29 homes sold in the reporting month, a median price per square foot of about $135 (down roughly 29 percent), and homes taking about 77 days to go under contract versus 68 a year earlier. A March Redfin snapshot came in near $348,000, up about 45 percent year over year, and Realtor.com data carried by the Port Clinton News Herald put February's 23 closings at a median of $210,500, up nearly 18 percent year over year. That spread is the seasonal reality of a county with heavy waterfront and island inventory. Listing-based data tells a similar story: Realtor.com's March report put the county median list price at $454,475, up about 1 percent from February's $449,000, with the median home running 1,547 square feet at right around $300 per square foot, and the April report came in at $449,974 with a median 47 days on market. Closed sales were running below year-ago levels early in the year, another sign buyers have more room to negotiate. As of late September 2026, those remain the most recent published county-level figures, and the broader picture still holds: about 277 homes have closed over the past year and roughly 114 sales are pending at a median list price near $449,000. Zooming into individual communities, the seasons show themselves in miniature. Our Kelleys Island reading of the 43438 ZIP (August 2026) shows roughly 10 active listings, a median list price near $447,500, and homes averaging about 53 days on market. Our Oak Harbor reading of the 43449 ZIP (September 2026) shows the family-home side of the county: about 22 single-family homes listed, a median active list price near $215,000, and a trailing-12-month median sale price near $240,000, a lean-inventory seller's market for well-priced family homes. And with Port Clinton's profile refreshed for this update, our freshest reading of the 43452 ZIP (July 2026, RealtyTrac) shows the waterfront market's new normal: a median sold price near $301,600, up about 3.6 percent year over year, a median list price near $299,900, and roughly 330 active listings among 412 homes for sale, a jump of more than 80 percent from a year earlier. Homes.com's trailing-12-month view of the city puts the median around $268,900 with homes averaging about 62 days on market, well above the 49-day national average. More inventory, slower pace, steadier prices. And with Catawba Island's profile refreshed for this update, our freshest reading of the peninsula (August 2026) shows the premium side of the market holding steady: Movoto tracks about 266 homes for sale on Catawba with a median list price near $499,000 at roughly $241 per square foot, while Redfin's 43452 ZIP reading, which includes Port Clinton, shows a median sold price near $325,000, up about $3,000 month over month, and its Port Clinton market reading has homes going under contract in about 44 days. Catawba continues to command the county's highest premiums for lakefront and near-water living, and well-priced waterfront listings still attract serious competition. That said, premium lakefront and island properties in peak condition still attract serious competition, especially in spring and summer. And each community here has its own rhythm: Catawba Island sells differently than Oak Harbor, and Put-in-Bay operates on a completely different calendar than Port Clinton.
