Put-in-Bay is not like anywhere else in Ohio. It is an island community on South Bass Island, roughly 2.5 miles by 5 miles, sitting in the middle of Lake Erie in Ottawa County. With a year-round population of about 152, it is one of the smallest communities in the state. But during the summer months, the island swells with tens of thousands of visitors drawn to its world-class boating, fishing, wineries, nightlife, and the iconic Perry's Victory and International Peace Memorial that rises 352 feet above the lake.

The Put-in-Bay market is unlike any other in Ohio. It is a boutique market with very limited inventory, and the numbers tell a story that requires context. Here is what we are seeing as of late September 2026:
Let me be straight with you about the numbers. Put-in-Bay is a tiny market, and any single statistic needs to be taken with a grain of salt. One or two transactions can dramatically shift the median. The ZIP code 43456 covers the island, and the most recent published reading, the three months ending February 2026, showed a median sale price of about $297,000, up roughly 21 percent year over year. The same Redfin page shows a median closer to $643,000 depending on the window, and that swing is exactly the point: with only a handful of sales per period, no single number tells the whole story. As of late September 2026, no newer island-level report had been published, so those remain the freshest verified figures.
What I can tell you from experience is that the asking-price range on Put-in-Bay runs from about $119,000 for a small cottage that needs work to $3.4 million-plus for luxury waterfront homes with private docks and commanding views of the lake. Movoto was tracking roughly two dozen island listings across that range, and the price per square foot tells the premium story: sales have averaged around $615 per square foot, with list prices near $414 per square foot, both well above the Ottawa County norm. That premium reflects the scarcity of buildable land on the island and the desirability of island living.
Inventory is always tight on the island. Active listings typically number around two dozen at any given time, covering everything from condos and cottages to commercial properties and large lakefront estates. Days on market run roughly 67 days at the median, but the variance is huge: well-priced cottages can go under contract in weeks, while high-end listings routinely take a year or more to find the right buyer. Sales have also been closing at about 2.3 percent below list price on average, which is your sign that patience and realistic pricing matter on the island. Knowing which properties are priced to sell versus which ones are aspirational requires local knowledge you cannot get from a Zillow search.
The short-term rental market is also a significant factor here. Put-in-Bay is one of Ohio's strongest vacation-rental communities, and income potential is a big part of the island's appeal for buyers. Seasonal demand is intense from Memorial Day through Labor Day, which drives premium nightly rates, but occupancy drops sharply once the ferries wind down in the fall. Island buyers need to factor in seasonality, local regulations, and the realities of renting on the water. Access is by ferry (Miller Boat Line from Catawba or Jet Express from Port Clinton), air taxi, or private boat. The island measures roughly 2.5 by 5 miles, and golf carts are the primary mode of transportation. The ferry ride from Catawba takes about 20 minutes; the Jet Express from Port Clinton takes about 25 minutes.
Perry's Victory & International Peace Memorial
The defining landmark of Put-in-Bay, Perry's Victory and International Peace Memorial rises 352 feet above Lake Erie, commemorating Commodore Oliver Hazard Perry's decisive victory in the Battle of Lake Erie during the War of 1812. It is one of the tallest monuments in the United States, and the observation deck at the top offers panoramic views of the islands and the lake stretching to the horizon. Top Attractions
Perry's Victory and International Peace Memorial is the undisputed crown jewel of Put-in-Bay. Managed by the National Park Service, the 352-foot granite obelisk commemorates Commodore Oliver Hazard Perry's victory in the Battle of Lake Erie and the lasting peace between the United States, Great Britain, and Canada. The observation deck offers stunning 360-degree views of the islands and the lake. The visitors center has exhibits about the War of 1812 and the construction of the monument.
Perry's Cave Family Fun Center is a destination in itself, featuring the historic limestone Perry's Cave (discovered in the early 1800s), a butterfly house, gemstone mining, and a mini-golf course. Heineman's Winery, established in 1888, offers tours and tastings in a historic setting, and is one of the oldest family-owned wineries in Ohio. South Bass Island State Park provides camping, a beach, boat docks, and hiking trails along the shore.
The island also has antique car museums, a small airport, and miles of shoreline to explore. And because the speed limit is 25 mph and the primary mode of transportation is a golf cart or bicycle, the pace of life is refreshingly slow, even during the busy summer months.
Events & Festivals
Put-in-Bay has an event calendar that is impressive for a community of its size. Pyrate Fest XVIII brought pirate invasions, cannon firings, treasure hunts, and an antique car parade to DeRivera Park in late June. The Put-in-Bay Wine Festival showcases Ohio wines against the backdrop of DeRivera Park. The annual Jeep Invasion brings hundreds of Jeeps to the island for a parade and gathering, and the Amphicar Show features amphibious cars driving into the lake, exactly as entertaining as it sounds.
Fall 2026 has a strong calendar of its own. The Island Tour of Homes gives visitors a rare look inside island properties over a September weekend. Then comes Oktoberfest, October 10 and 11 at DeRivera Park, a two-day Bavarian celebration now in its 30-plus year, with brats, pierogi, potato pancakes, spiced wine, beer from Put-in-Bay Brewery, and the Phil Yan Polka Band. Halloween at the Bay closes out the month with the Boo Bash on October 24, billed as Ohio's largest island Halloween party with more than 2,000 costumed guests. One honest note: Bash on the Bay, the island's big summer concert at the airport, was paused for 2026 while organizers sort out new dates and locations.
The Put-in-Bay Road Race Reunion (vintage car races on closed roads), Historical Weekend, Art in the Park, Founder's Day, and the Spring Fling and Fall Ball round out a year-round calendar that gives residents plenty of reasons to celebrate. Weekly volleyball and soccer tournaments also draw crowds throughout the summer.
In the winter, the events shift to community gatherings, ice fishing derbies, and the kind of close-knit social life that only 150 year-round residents can create. It is a completely different world, and the people who love it really love it.

Outdoor recreation is the reason most people come to Put-in-Bay, and the reason many people stay. Boating is the heartbeat of the island. The marinas are full of sailboats, powerboats, kayaks, and paddleboards. The fishing is world-class, with walleye, perch, smallmouth bass, and steelhead trout all abundant in the waters around the island. Charter fishing trips are available for those who want an expert guide.
South Bass Island State Park offers a sandy beach for swimming, camping sites, and hiking trails with Lake Erie views. The island is also excellent for biking, with quiet roads and a relatively flat terrain that makes it accessible to riders of all levels. In the winter, ice fishing, snowmobiling, and ATV riding on the snowy streets become the pastimes of choice for the year-round residents.
The sunsets on Put-in-Bay are famous. There is a reason people gather at the waterfront bars and parks every evening during the summer to watch the sun slip below the horizon over the lake. It is one of those experiences that never gets old, and it is part of daily life here.
Dining & Nightlife
For a small island, Put-in-Bay punches well above its weight when it comes to dining and nightlife. In the summer, the options are plentiful: waterfront restaurants with outdoor patios, casual bars with live music, and a few finer dining spots. The Chicken Patio, The Boardwalk, and Frosty's are island institutions. For fresh Lake Erie perch and walleye, you will find plenty of options along the harbor.
Heineman's Winery offers tours and tastings year-round. Several bars and restaurants feature live music throughout the summer season, from rock and country to acoustic sets. There is also a growing craft beer scene, with a few spots featuring local and regional brews.
In the winter, the dining scene scales down dramatically. Only one restaurant and a handful of essential businesses remain open: a gas station, a limited grocery store, the post office, the hardware store, and a repair shop. Year-round residents stock up in advance or make the ferry trip to the mainland for major shopping. It is a different kind of life, but for those who choose it, the tradeoff is worth it.
Local Economy & Getting Around
The local economy on Put-in-Bay is driven almost entirely by tourism, hospitality, and seasonal businesses. Hotels, restaurants, bars, rental properties, charter fishing, and retail shops keep the island humming from May through October. During the peak summer months, employment opportunities are plentiful for those working in the service industry. Many year-round residents work in these seasonal businesses or commute to the mainland for work.
Getting to and from the island requires planning. The Miller Boat Line runs from Catawba (about a 20-minute ride) and operates regularly during the season; in 2026 it resumed service earlier than usual, with limited trips starting March 18 and the full schedule back on March 19. The Jet Express runs from Port Clinton (about 25 minutes) and offers passenger-only high-speed service, launching its 2026 season on May 1. There is also a small airport on the island for private aircraft, and air taxi services are available. In the winter, ferry service is reduced or suspended, and residents rely on air taxi or private boats equipped for winter conditions.
For medical needs, the island has basic emergency services, but serious medical care requires transport to the mainland. Firelands Regional Medical Center in Sandusky is the closest full-service hospital, approximately a 30-minute ferry and drive from the island. This is an important consideration for anyone thinking about year-round island living, and it is something we always discuss honestly with our clients.
