Kelleys Island is not like anywhere else in Ohio. It is the largest of the Lake Erie Islands, spanning about 4.4 square miles of limestone, vineyards, and shoreline, with a year-round population of roughly 256 people. In the summer, that number swells to ~1,000 as seasonal residents, vacationers, and day-trippers arrive by ferry. But do not let the summer crowds fool you. Zillow's June 2026 update puts the average home value around $424,145, up about half a percent year over year. Right now there are roughly ~10 homes for sale island-wide, with a median list price around ~$447,500. Redfin's August 2026 ZIP-level reading for 43438 puts the median sold price near $631,000, with homes averaging about ~53 days on market and selling at roughly 95 percent of list price.
One honest caveat before you read any single number too closely: with only a handful of sales island-wide each year, the median can swing dramatically from one reporting period to the next. Redfin's own figures show the island's median sale price jumping more than 60 percent year over year in a single recent monthly reading. That is not a market trend, it is simple math with a tiny sample size. What actually drives value here is scarcity. You cannot build much new on the island. Zoning, environmental considerations, and the simple fact that there is limited land mean that what is here is what is available. That creates long-term stability for property values. It also means that when a property comes on the market, it is an event. The people who buy on Kelleys Island are not shopping for a quick flip. They are buying a piece of something that cannot be replicated.

The Jet Express and Goodtime I provide seasonal passenger-only service from Sandusky. Cleveland is about 90 miles east, Toledo is about 72 miles west. Getting here is part of the adventure.

Enrollment is typically under ten students, which means instruction is effectively one-on-one and every student is known by name. The school's 125th anniversary was marked with a community celebration in June 2026, and the building remains a true gathering place for the island.

September 13 brought the Wine & Art Faire, with tasting cards, live music, and local artists spread across the island's wineries, followed on September 14 by the Kelleys Island Field Station Day & Celebration and the Fall Fishing Tournament. Right now, September 21 through 27, is Kelleys Island Restaurant Week, with the island's restaurants each serving up a signature dish or drink. And September 21 brought Feathers and Foliage, a favorite for birders and leaf peepers alike.
October keeps the momentum going. Oktoberfest at West Bay arrives October 4, Family Halloween brings island-wide trick-or-treating on October 10, and Adult Halloween on October 24 closes out the month, followed by the end-of-season party on October 31 that marks the island's final hurrah before winter sets in. From late October into early November, the island's owl banding program and Owl Fest offer a rare chance to watch researchers study migrating owls up close. And summer 2026 was a highlight reel of its own, with IslandFest's July celebration themed around America's 250th anniversary and the 32nd annual Make-A-Wish Swim & Golf Cart Poker Run bringing the community together for a cause that matters.

Getting Around & Commuting
Life on Kelleys Island means working with the ferry schedule. The Kelleys Island Ferry Boat Line operates year-round, daily, weather permitting, from its dock on West Main Street in Marblehead to Seaway Marina on the island. The 20-minute crossing runs about every half hour at the height of summer, with evening service stretched late into the night. The ferry carries cars, so commuting to the mainland for work, shopping, or school is entirely feasible. Peak-season one-way fares run about $26 for adults and $46 to take a car across. The Jet Express offers seasonal passenger service from Port Clinton, and the Goodtime I runs from Sandusky, for those who prefer to travel without a vehicle.
Once on the island, getting around is easy. Most people use golf carts, bikes, or their own two feet. Cars are less common on the island roads, and the pace of traffic is relaxed. The island has a small airport with a 2,700-foot grass runway for private aircraft. For those who need to travel farther, Cleveland Hopkins International Airport is about 90 miles away, accessible via the ferry and US-2.
