The wider 43452 ZIP tells a slightly different story: RealtyTrac's July snapshot put the median sold price near $301,600, up about 3.6 percent from a year earlier. That spread is the lake effect. The ZIP includes the premium waterfront and marina neighborhoods that pull the median up, while Homes.com's trailing-12-month view lands a typical Port Clinton home around $268,900. Median list prices in the 43452 ZIP hold near $299,900, and homes are averaging about 62 days on market over the trailing year, versus a 49-day national average. The headline for buyers: more choices, more time, and far less pressure than this market served up a few years ago.
The biggest story here is inventory, and this is the freshest number I can give you. RealtyTrac's July 2026 snapshot of the 43452 ZIP counted 412 homes for sale, with roughly 330 active listings. That is a jump of more than 80 percent from the 228 properties they were tracking a year earlier, and sales volume has held steady at about 286 homes over the past year. After years of lean inventory, buyers finally have a real menu again. That sounds dry, but it matters. For buyers, it means you can be selective, compare properties, and negotiate rather than feeling rushed into an offer. For sellers, it means pricing and presentation matter more than ever. Homes that are priced right and show well are still attracting serious buyers. The ones priced on what the neighbor got two years ago are sitting.
Across Ottawa County as a whole, Realtor.com's listings data put the county median list price at $454,475 in March 2026, up about 1 percent from February, with the median home running 1,547 square feet at right around $300 per square foot. That mix of premium waterfront properties, island cottages, vacation rentals, and primary residences is what makes this market so diverse. Port Clinton sits right in the middle of that range, offering options for first-time buyers, second-home seekers, boaters, and investors alike. And here is the thing that has me excited about Port Clinton's next chapter: the city cleared a decades-old EPA settlement this summer, and for the first time in years, the path is open for real housing development. Fall 2026 has a full calendar of its own. The Perch, Peach, Pierogi & Polka Festival kicked things off the first weekend of September, a great mix of food and Lake Erie tradition. The Liberty Aviation Museum hosted its annual Military Vehicle & Living History Weekend in mid-September, including living-history flights aboard its restored 1928 Ford Tri-Motor. Then it is OASTOBER FEST at Twin Oast Brewing on October 2 and 3, and the Christmas Bazaar & Santa Meet & Greet at Lincoln Park on December 5. There is almost always something happening here, and that is part of why people love it.
And if you are here on New Year's Eve, do not miss the 31st edition of the Wylie Walleye Drop on December 31. The 20-foot, 600-pound fiberglass walleye drops at midnight in front of a packed downtown crowd, complete with fireworks, a kids' Minnow Drop, and the legendary waterfront bar swim. It is Port Clinton's answer to the ball drop in Times Square, and it is exactly as wonderfully quirky as it sounds.
What's New in Port Clinton in 2026
There is real momentum in Port Clinton right now, and it is worth knowing about before you buy or sell here. The biggest headline: the U.S. EPA and Ohio EPA terminated a decades-old Clean Water Act settlement with the city this June, after Port Clinton completed roughly $15 to $16 million in water and sewer upgrades that nearly eliminated combined sewer overflows. City leaders have said the resolution removes a long shadow over growth and finally opens the door for housing development that had been bottled up for years.
You can already see that momentum taking shape. Habitat for Humanity of Ottawa County broke ground in August on Oakland Acres, its largest-ever Port Clinton development, a phased neighborhood of 15 to 17 affordable and workforce homes with the first four underway. And downtown is getting an anchor: the city purchased the former KeyBank building at 201 Madison Street for a new City Hall and police station, a move designed to center civic life, foot traffic, and redevelopment on Madison Street.
Infrastructure is moving too. The city's Forward Looking Infrastructure Project includes a new sidewalk, crosswalk, and traffic signal along West Lakeshore Drive, plus water and sewer line replacements and road reconstruction. Meanwhile, Main Street Port Clinton's Downtown Improvement Grant program has invested about $170,000 in downtown business enhancements since 2013, and it shows every time you walk the waterfront district. Port Clinton is not just holding steady; it is investing in its own future, and that matters for property values in every corner of town.
Lake Erie & Outdoor Recreation
