Here is the reality of the Erie County market as we head into fall 2026: closed sale prices have held up, but the pace has cooled from 2025. Countywide, the median sale price sits around $220,000, up roughly 4.7% from a year ago on Redfin's March 2026 reporting, with homes selling in about 53 days versus 45 a year earlier and the price per square foot around $139. Zillow pegs the average home value near $242,000 as of late July, up 2.6%, and homes are still going pending in about nine days. Listing prices keep pointing to more balance: Realtor.com's median listing price for the county ran $299,725 in April, $329,950 in May, and $322,250 in June 2026 on the FRED series, and year-over-year median listing prices stayed about 7.6% below 2025 levels through July, a clear sign of rising inventory. For statewide context, Ohio's median sale price ran about $274,855 in August 2026, up 4.1% on Redfin's reporting, with homes selling in roughly 44 days. Vermilion leads with the strongest buyer competition: Redfin's June 2026 reporting put its median sold price near $299,800, up about 16% year over year. Huron holds the highest closed sale prices among the lakefront towns: its median has climbed to around $295,000, up about 11% year-over-year, with homes selling in a median of about 31 days. Sandusky offers the broadest range of options across the board, with recent reported medians ranging from roughly $175,000 to about $232,500 depending on the source and time frame. Perkins Township tracks with the county: Weichert counts roughly 344 township listings with an estimated median asking price near $275,000, so buyers there have real inventory to work with right now. Berlin Heights, refreshed just this month, remains the county's most affordable entry point: Redfin puts its median sale price around $174,000, and with only about five to eight active listings in the 44814 ZIP at any given time, homes there are averaging roughly 64 days on market, a thinner, more deliberate market that rewards well-priced, well-presented homes. Milan keeps drawing growing interest from families.
The unique thing about Erie County is its dual market. You have primary residences in great family neighborhoods, and you have vacation and lakefront properties that attract a whole different buyer pool.
