To give you a clearer picture: Redfin put Sandusky's median sold price around $175,400 in its most recent 2026 reporting, essentially flat from a year ago (up 0.8%), with a median price per square foot near $117. Movoto's spring 2026 data showed roughly 217 active listings across the city, a median listing price around $232,500, and homes selling after a median 47 days on market, up a bit from 44 days a year earlier. Homes.com pegged Sandusky's average home price near $241,800 with about 493 sales over the trailing 12 months.

Different sources measure slightly different things, but the direction is consistent: sale prices have flattened out while listing prices have softened compared to 2025, and inventory has grown. That is a classic balanced market, and honestly it is a healthy one. For context, Ohio as a whole has been hovering near three months of housing supply through 2026, which still leans toward a seller's market at the state level. Sandusky, with its unique mix of primary residences, lakefront properties, and vacation homes, operates on its own rhythm. Lakefront and water-access properties continue to move faster and command a premium, especially through the spring and summer months.

Sandusky is moving. Between waterfront redevelopment, new construction downtown, and one of the busiest fall event calendars on the lake, there is more momentum in this city right now than at any point in recent memory. Here is what has been happening:

Cedar Point's 29th HalloWeekends Opens September 17

Cedar Point launched its 29th HalloWeekends season on September 17, running select dates through November 1. New for 2026: DIABLO: The Infernal Path, a Blizzard Entertainment-licensed haunted maze, and Crystal Rock Massacre, a new outdoor maze, bringing the lineup to six haunted mazes. Themed ride overlays return too, including Boo Streak, GateKreeper, RougaBOO, MaverEEK!, and the Midway Scare-ousel, and the new Scream Peek Preview Weekend gave early access to four indoor mazes September 10-13.

Battery Park Marina Redevelopment Picks Up Steam

The $229 million mixed-use project at Battery Park Marina keeps moving forward. In August 2026 the district won a TMUD transformational-mixed-use tax-credit award from the Ohio Department of Development, EPA-funded brownfield cleanup is wrapping up, and the marina services building is slated to be the first structure built. Condos, apartments, hotels, retail, restaurants, a public amphitheater, boardwalk, and an upgraded pier are all part of the plan. It is the biggest waterfront investment Sandusky has seen in decades.

New Sandusky Recreation Center Underway

The new 38,000-square-foot Sandusky Recreation Center is rising on the former American Crayon site, with indoor recreation, fitness, and youth programming planned. The city funded part of the project with $9 million in bonds approved in February 2026, and it is listed among the city's active projects. It is a significant quality-of-life addition for families.

Columbus Avenue Streetscape & Road Improvements

The Columbus Avenue Streetscape project is reconstructing downtown's main corridor from Schade-Mylander Plaza to Washington Park, replacing the century-old brick roadway and an 85-year-old water main whose capacity is being doubled, plus pedestrian and accessibility upgrades. The Cleveland Road Safety Improvement Project is also underway, adding a new roundabout at Cedar Point Drive.

Fall Fun: Witches Walk & More

The Sandusky Witches Walk returns Saturday, October 17, from 4-10 PM in historic downtown with a parade, live stage performances, the Enchanted Market, and Potion Stations, all part of a month-long Halloween festival. The Little Witches Walk parade and fun fest follows October 24, and the Fall Extravaganza & Craft Show lands at the Erie County Fairgrounds on October 3.

Summer Recap & Lakefront Momentum

IRONMAN 70.3 Ohio returned for its fifth year in July with the ferry-boat swim start in Sandusky Bay, and a new Sandusky Bay Pathway segment opened in July connecting more neighborhoods to the water. The Lions Park shoreline restoration, approved by the city, will add a public beach and restored wetlands. Momentum like this is why Sandusky keeps drawing buyers from Cleveland, Columbus, Detroit, and beyond.
