According to RealtyTrac data for the 44116 ZIP code, the median sold price in Rocky River came in at approximately $408,000 in July 2026, down about 4% from June and roughly flat to slightly lower year over year as the market resets from the record highs of 2025. Cleveland.com and The Plain Dealer's countywide analysis of first-half 2026 sales put Rocky River at a $414,000 median, among the highest in Cuyahoga County. Redfin still scores the market 86 out of 100 on its competitiveness index, so well-priced, well-presented homes continue to attract multiple offers.

The biggest change buyers will notice is inventory. RealtyTrac reported about 213 active listings in the 44116 ZIP in July 2026, up roughly 60% from the same time a year earlier, giving Rocky River buyers their best selection in years. Sold volume has cooled too, down about 28% from a year ago, and homes are now spending about $30 days on the market on average, up from the low 20s a year earlier.
