Living in
Avon, Ohio
Top-rated schools, lakefront parks, and one of the fastest-growing communities in Lorain County. Here is everything you need to know about Avon.
Why Avon?
Avon, Ohio is one of Lorain County's most desirable communities, and for good reason. With a population of roughly 25,573, the city has grown rapidly while maintaining the feel of a tight-knit, family-focused suburb. Top-rated schools, low crime rates, a strong local economy, and easy access to Cleveland make it a magnet for families, professionals, and anyone who wants the best of Ohio suburban living.
I am Gary Post. My partner Kelly and I lead The Pinnacle Post Team at RE/MAX Crossroads, and we have been helping families across Lorain County buy and sell homes for a combined 32 years and over 600 homes sold. We know Avon inside and out — from the best neighborhoods near Miller Nature Preserve to the school districts families ask about most, from the dining scene at Avon Commons to the market trends that matter. This guide covers everything you need to know if you are considering making Avon your home.
Avon Market Overview: Fall 2026
The Avon market stays competitive heading into fall 2026, and for buyers and sellers who understand what is happening, there is real opportunity. Here is what the numbers are telling us:
According to the most recent market data, Avon's average home value sits around $485,000 as of September 2026, up about 5% year over year on Zillow's latest reading. Redfin's median sale price for 44011 has been running higher, near $522,000, up more than 12% year over year, though that monthly figure moves with the mix of new-construction and resale closings. Either way, prices in Avon have real momentum, and homes are trading at roughly $208 per square foot.
Homes in Avon are going under contract fast, typically pending in about 13 days, and Redfin rates the 44011 market 82 out of 100, or "very competitive." That means well-priced homes in great condition still attract multiple offers and sell at or very near asking. With roughly 290 homes on the market in 44011 right now, buyers have a few more choices than a year ago, but the good ones still move quickly.
For context, Zillow pegged the countywide average home value in Lorain County at $266,024 as of late July 2026, up 4.8% year over year, with county median sale prices running in the $247,000 to $250,000 range earlier in 2026. Avon sits well above that county average, driven by its top-rated school district, low crime rates, new construction, and the overall desirability of the community. Homes in the most sought-after neighborhoods near the schools or lakefront can see even stronger demand.
What does this mean for you? If you are selling in Avon, pricing matters. Buyers here are informed and have high expectations. If you are buying, be ready to move quickly on the right property, but do not let the competitive market rush you into a bad decision. Having a knowledgeable local agent makes all the difference.

Schools in the Avon Area

Community Highlights & Amenities
Avon is not just a bedroom community for Cleveland. It has its own thriving identity — with parks that draw visitors from across the county, a growing dining scene, shopping destinations, and community events that bring residents together all year round.
What's New in Avon
September has been a busy month here in Avon. The city's annual Health & Safety Fair returned on September 12, offering free car seat inspections, K9 demonstrations, food trucks, and more than 50 vendors from across the region. A day later, the Fall Avant-Garde Pop-Up Shop brought roughly 30 local artists and crafters to the Emerald Event Center for a one-day handmade market with free admission. And the Avon Tree Commission is accepting applications for a student member through October 1, a great way for a high schooler to get involved in local government.
Avon keeps growing, and there is a lot of momentum worth knowing about if you are shopping the area. One of the biggest stories this year: The FEST, the Diocese of Cleveland's Christian music festival, relocated to Avon from Wickliffe after 25 years and made its debut here in August 2026, drawing thousands to the city. It is exactly the kind of event that puts a community on the map and signals its rising profile.
On the development side, Sprouts Farmers Market is planning its first Avon location at the northwest corner of Chester Road and Jaycox Road, across from the new Speedway, with plans presented to the city over the summer of 2026. Westside Pancake House, a popular Sandusky-area restaurant, purchased the former Smith's Custom Catering site on State Route 611 and has plans to open here. Rafih Auto Group is building a roughly $60 million luxury auto dealership campus just off I-90, and Peter & Co. Jewelers has a new freestanding store on the way.
The city itself is modernizing too. Avon's City Hall relocated to 36600 Detroit Road in June 2026, replacing the old building at 36080. This fall, city council also awarded the bid to resurface Mills Road (Ordinance 82-26), another sign of steady, deliberate investment in the city's infrastructure. That investment, plus the repeated Heart of Avon Outdoor Market with its local vendors and live jazz, the city's recognition of its District 7 champion youth softball and baseball teams, and a deliberate approach to zoning growth, all add up to a community that is busy, growing, and carefully managed.
Parks & Outdoor Recreation
Avon takes its parks seriously. Miller Nature Preserve, part of the Lorain County Metro Parks system, covers 145 acres of woodlands with walking trails, a 5,000-square-foot conservatory, a butterfly house, and the Orchid Cafe. It is a gem of the county park system and a favorite weekend destination for families.
Veterans Memorial Park is a 98-acre lakefront park with baseball and softball fields, walking trails, pavilions, and Tom & Huck's Playground. The Avon Aquatic Facility offers summer swim programs, and neighborhood parks like Northgate Park, Avon Isle Park, and Eagle Point Park give every part of the city access to green space.
The city also hosts community events throughout the year: Movie Nights in the Park with free outdoor movies, a Fourth of July Bike Parade, a Health & Safety Fair in September, Not So Spooky Halloween in October, and Photos with Santa during the holidays.
Shopping & Dining
Avon Commons, located along Detroit Road, is the city's primary retail hub — an open-air lifestyle center with major retailers including Costco, Target, HomeGoods, Kohl's, Marshalls, and Home Depot. The Shoppes of Olde Avon Village offers a more boutique shopping experience with local specialty stores.
The dining scene has grown significantly in recent years. You will find Cooper's Hawk Winery & Restaurant for American fare with an extensive wine list, Strip Steakhouse for upscale dining, Antica Italian for classic Italian cuisine, Mezquite Mexican Kitchen and Bar, Istanbul Mediterranean Grill, Mulligan's Pub & Grille, and Bar Nova for a contemporary night out. For a sweet treat, Mitchell's Ice Cream is a local favorite.
The French Creek District, a historic walkable area with shops, restaurants, a theater, and apartments, adds even more character to the community.
Economy & Employment
Avon has one of the strongest local economies in Lorain County, with a median household income exceeding $135,000. Healthcare anchors the job market — Cleveland Clinic's Richard E. Jacobs Health Center and University Hospitals Health System are major employers. Other large employers include ShurTech Brands (manufacturer of Duck Tape), Parker Hannifin Corporation, and the Avon Local School District.
The city's strategic location with easy I-90 access, business-friendly environment, and proximity to Cleveland Hopkins International Airport (roughly 20 minutes) make it an attractive location for both employers and commuters. The professional, scientific, and technical services sector employs about 1,500 workers, manufacturing employs around 1,350, and retail trade is also a significant part of the economy.
Location & Commute
Avon's location is one of its biggest selling points. Situated about 18 miles west of Cleveland, the city offers a commute of roughly 25-30 minutes via I-90. Interstate 90 has three exits within the city, providing direct access to downtown Cleveland and the broader region. US Highway 20, State Route 83, State Route 254, and State Route 611 all pass through or intersect in Avon, making every direction easy.
For longer trips, the Ohio Turnpike (I-80/I-90) is less than 10 miles away, and Cleveland Hopkins International Airport is about a 20-minute drive. You are close enough to enjoy everything Northeast Ohio has to offer, with the space and quality of life that makes Avon special.
